• Landmark on the Lake - High-rise Apartment Building
1660 North Prospect Avenue, Milwaukee, Wisconsin
• The property consists of a 28-story, 275-unit, high-rise apartment building development with
an enclosed parking structure including 435 parking spaces and related improvements,
located near the shore of Lake Michigan on a 1.35 acre tract of land. The improvements
(new construction) were completed in 1991.
• Services included the following -
◦ Performing a 2-person, 2-day, walk-through survey of the property to make apparent, easily
visible representative observations of the general conditions of the various components of
the building and property improvements. And, performing measurements of specific typical
floor plan apartment units.
◦ Taking photographs of observations, performing interviews, reviewing readily available
documents and reviewing readily available public records.
◦ Preparing a property condition assessment report.
• Services were performed for a lender specific to the proposed purchase of the building by
a buyer/borrower for the purpose of converting the apartment building to a residential
condominium building.
• Sienna Condominiums - Residential Condominiums
1720 to 1780 Oak, Evanston, Illinois
• New construction Planned Development which was designed to include four (4) 8-story
residential condominium buildings with accessory basement located parking garages including
243,203 net square feet of saleable residential space, 244 residential condominiums and
9,893 square feet of office/retail space. The parking garages are located in the multi-level
basements of the four (4) 8- story condominium buildings with a total 677 parking spaces
of which 371 are condominium parking spaces and 306 were conveyed/deeded to the
existing 107 East Church Street Office Building.
• Project phases 1 and 2 were constructed.
◦ Phase 1 - 1110 Sienna Court. New construction, 8-story plus 3- level basement, 70,570 net
saleable square feet, 63 residential condominium units and 306 garage parking spaces
located in the 3-level basement. Associated site development. The 306 parking spaces
were conveyed/deeded to the existing 107 East Church Street Office Building.
◦ Phase 2 - 1120 Sienna Court. New construction, 8-story plus 3- level basement, 59,178 net
saleable square feet, 52 residential condominium units and 204 garage parking spaces
located in the 3-level basement. Associated site development.
• Project phases 3 and 4 were not constructed.
• Services included the following -
◦ Performing walk-through surveys of 37 residential condominium units to make apparent,
easily visible representative observations of the general conditions of the various components
of the of the 37 residential condominium units.
◦ Taking photographs of observations, performing interviews and reviewing readily available
documents.
◦ Preparing a property condition assessment report which included, but not limited to, a total
cost / budget to complete construction (interior located work) of the 37 residential
condominium units.
• Services were performed for a lender specific to a proposed loan to replace the original
project lenders construction/development loans.
• The Church of Jesus Christ of Latter-day Saints - Church Wood Trussed Attics
13 different church locations
• The churches are located in the Chicago metropolitan area and in northwest Indiana.
• Services included performing apparent, easily visible, observations and photographs from
inside the attics of 13 churches. The primary purpose of the observations was to observe
anchoring of wood ceiling furring. The ceiling furring is oriented perpendicular to the wood
roof trusses.
• The observation area totaled over 200,000 square feet.
• Services included preparing a property condition assessment report for each of the 13 church
buildings.
• The Church of Jesus Christ of Latter-day Saints - Chicago Heights Wards (Church) -
Valparaiso Indiana Stake, 402 Longwood Drive, Chicago Heights, Illinois
• Services included investigation, observations and photographs of various church building and
associated site development conditions resulting from or related to site grading design,
storm water drainage, moisture control design, crawl space ventilation, attic ventilation and
non-compliance with construction / contract documents. Associated review of construction /
contract documents. The church building is 19,500 square feet.
• The church building and site development was constructed and developed with 6 major
construction projects during a 35 year time period.

Grand Reserve Development, 2848 McLellan Boulevard, Yorkville, Illinois
• New construction, 2-story plus basement, single family residence model home with attached
2-car garage.
• Services included the following -
◦ Performing a walk-through survey and photographs of the property (interior and exterior)
to make apparent, easily visible representative observations of the general conditions of
the various components of the building and property improvements.

hardware at 78 residential condominiums located in existing 16-story vintage (1927)
condominium building.
• Services included preparing a door, door frame and door hardware condition assessment report.
• Services were performed for 3800 Lake Shore Drive Condominium Association.
• 950 West Berwyn Town Homes - Residential Condominiums
950 West Berwyn Avenue, Chicago, Illinois
• Services included performing observations and photographs of the existing window conditions
at a 16-unit residential condominium complex in each condominium unit. The building was
constructed new in 1989.
• 950 W. Berwyn is Chicago’s only private townhome enclave inside Lincoln Park, with direct
access to the park.
• Services included preparing a property condition assessment report.
• Services were performed for the condominium association and property management
company.
• The Marlborough, Unit 9A - Residential Condominium
2608 North Lakeview Avenue, Unit 9A, Chicago, Illinois
• Services included the following -
◦ Performing observations, measurements and photographs of the existing 3800 square foot
residential condominium located at the top floor of The Marlborough building.
◦ Preparing architectural drawings including floor plan - existing, reflected ceiling plan - existing,
floor plan air conditioning - existing and floor plan electrical - existing.
◦ Meetings with condominium owner.
◦ Performing observations with building engineer, building plumbing contractor and with an
electrician.
